Most Sub-Zero trouble starts in one of four places. Door sealing, condenser airflow, the ice and water system, or a part inside one of the two refrigeration systems.
One side warm and the other fine is the classic dual refrigeration symptom. Combination models give each compartment its own compressor and evaporator, so a warm fridge over a normal freezer (or the reverse) points at that side's fan, defrost, control or sealed system, not the whole unit.
When both sides are running warm, look at the condenser first. Sub-Zero warns that letting condenser cleaning slide can lead to lost temperature or a mechanical failure. A flashing "Vacuum Condenser" or "Service" message means the control has caught long compressor run times or high temperatures, and the table below explains those.
No ice, or slow ice, comes down to simple things more than you'd think. The ice maker might be switched off, the shut-off arm might be up, or the bin isn't seated. A closed water valve, an overdue filter or a freezer warmer than 5°F will stall it too.
Water on the floor or pooling in the crisper tends to mean a drain trough or tube is blocked or iced over, which pushes defrost water out past the gasket. Sweating, patches of condensation or a bulging face frame on an older unit are a different story. Those can be signs of water-saturated insulation, a much bigger repair than a gasket.
Sub-Zero displays change by series and age, and most models show a service indicator instead of a long list of codes. These are the ones owners run into most.

Classic units and the older 500, 600 and 200/300 series have the serial tag inside the door near the top hinge. On Designer columns it's behind the middle drawer. Designer tall units, drawer units and the 700 series have it on the cabinet wall just left of the top drawer, and PRO models have it left of the freezer drawer.
Sub-Zero treats a little exterior condensation as normal in steamy weather, and it's more likely in a house with the A/C off. If you close up a Naples or Marco Island home for part of the year, leave the A/C on while you're gone and have the condenser cleaned before you head out. A clogged condenser plus warm, damp air is a rough combination for any refrigerator. And after a power outage in hurricane season, the US food safety rule of thumb is about four hours of safe storage in a closed refrigerator and about 48 hours in a full freezer.

In most cases, yes. Sub-Zero designs its refrigerators for about 20 years, and the manufacturer warranty gives sealed-system parts long coverage, so when a 10-year-old unit loses a compressor or evaporator, repair is usually the right call. A replacement built-in also has to fit the same opening and take the same panels. Saturated insulation and heavy corrosion on the face frame are the main times replacement deserves a hard look.

The freezer fan was not working. Today I replaced the freezer evaporator fan motor. The new fan is working. I advised the customer to give it about 6 hours to cool down. The high temp alarm was on but that because I had both doors open. I advised the customer it will go off when it cools down.

Most combination Sub-Zero models run two separate refrigeration systems, so one side can quit while the other keeps going. A warm fridge over a cold freezer points toward the fridge side's defrost system, evaporator fan, control or sealed system. Confirm the door shuts all the way and the condenser is clean, then have the fridge side diagnosed.
The control is telling you the unit has lost efficiency or is drifting warm. Check the temperature readings. Near normal? Turn the unit off, give the condenser a good cleaning, make sure nothing is holding a door open, then switch it back on, and the message should be gone. A message that returns, or temperatures that keep rising, means you need service.
Sub-Zero gives two answers. Its general maintenance guide says every three to six months, and the model-specific guides say every six to twelve. With pets, dust or construction nearby, go with the shorter interval. Turn the unit off first, use a soft brush attachment on the vacuum and leave chemical coil cleaners out of it.
Start simple. Is the ice maker on, the shut-off arm down and the bin seated? Then confirm the water valve is open, the filter isn't overdue and the freezer reads 5°F or colder. Reverse osmosis systems and wells can drop water pressure. Give it 24 hours after any fix.
Most of the time it is. Sub-Zero builds these refrigerators for about 20 years, the major parts can be serviced, and any built-in replacement has to match your cabinet opening and panels. The exceptions are insulation that's soaked with water, a face frame that's corroded, or several big systems going at the same time. A proper diagnosis gives you real facts to decide with.
