Tenants complaint not drain. Unit was stuck would try to fill nothing couldnt change anything. Reset power now display is working. Put unit in drain didnt hear anything. Vacuum drain line and removed the water. Next had to get the unit out from under counter and turn the unit to get to the drain pump and nut on Draib hose. Removed the drain pump and found a junk of a plate. Cleaned up the pump and sump. Reassembled everything. Cleaned everything up and tested. Unit is filling draining washer and heating properly. No parts needed. Had to remove unit and completely disassemble the drain.

I disassembled dryer and thermostats, fuses and switches all test good. It seems like the board is sending voltage to the motor. Its either a bad motor or wiring. Customer approved repairs. After removing motor, found that its melted at one of the connectors. Installed new motor and tested. Dryer is working great. Dryer is now fixed."

Started dryer on a timed dry high heat cycle and it spiked to 250F before cycling off. Dryer was then quick cycling between 250F and 150F. I pulled dryer out and disconnected vent and now its heating perfectly and cycling between 210F and 145F and airflow on back of dryer is 28mph. Dryer is testing good, its a vent issue. It vents out the second story. Advised customer to have vent cleaned before using."

"The customer complaint is the freezer is warming and the fresh food is warmer than normal. I removed the freezer evaporator cover and found a ball of ice on the top of the evaporator. I pulled the fridge out on the plastic board. I put a tap on the low side. The low side pressure was in a 15 inch vacuum. I added gas until the pressure went up to plus 3 psi. Someone in the past put a hard start on the compressor. From the pressure I got It has a internal leak. It will need the compressor, the evaporator and heat exchanger to stop the leak and a new filter drier. The refrigerator is 20 years old. There could also be a leak inside the cabinet somewhere. We did some advanced sealed system diagnostics. "Customer stated that on the first cycle the dishwasher didnt seem like it leaked but then on 2nd cycled it leaked a lot on the floor. After looking into it again, I did I find that the door gasket was installed backwards. Adjusted gasket. Ran test for over an 45 minutes and no leaks. I ran a epxpress wash and within 5 minutes it gushed out water from bottom left of door. Found that the bottom spray arm stopped spinning and pushed out water from that area. But then i tested it again and dishwasher didnt leak again.I informed customer of the intermittent leak and only thing was the spray arm. Customer will replace the spray arm and try it and see if its stops leaking."

After diagnosing, I found the heating element was shorted to ground, and the thermal fuse was open. We also found the door switch with separating and the rear left roller was not spinning freely. We got approval and then replaced all the parts. I hooked up the dryer duct and now the dryer runs great.

"Customer complaint is, WHEN WE USE THE OVEN AT 400-DEGREES OR HIGHER IT TRIPS THE 100 AMP MAIN BREAKER 15 OR 20 MIN IN. Inspected and tested. I pulled range out and tested elements and sensor. Temperature sensor is 1072ohms, bake element is 16.4ohms and broil element is 13.9ohms. I preheated oven to 400F and when the bake element was on it was drawing about 14amps and when the broil element was on it was 18amps. Oven preheated in about 10 minutes and did not trip the breaker. I turned oven up to 425F and it tripped the breaker right before it got there. I didnt see what element was on when it tripped. Customer reset the breaker and I turned it up to 450F and it got there without tripping . I turned it up to 475F and it got there without tripping. Customer is going to replace the breaker and see what happens."

We replaced the ignitor and vacuumed up the lint in the blower. We ran the dryer and it heats up good now. The dryer was taken apart when we arrived. We put it all back together and reinstalled the dryer duct tube and hooked up the duct.

"Taking four cycles to dry clothes. I found the drain line not looped up, and full of water. I drained that out and looped it up. I pulled out the filter and found a large amount of rusty standing water. I cleaned out the water and then took off the bottom panel and cleaned out a ton of sludge and lint. Cleaned out the fan area, and the vents between the fan and the filter and the back vent. I took temps for 20 minutes after cleaning it and it gets up to 200. I then had the tenant get a bath towel really wet, and put it in for 20 minutes on cotton sensor dry and it got much dryer. Customer said something about the dryer getting scalding hot before. Now its a max of 200. All cleaned and good to go.

I turned the water on, and it filled and ran and circulates great. Quoted customer for a new valve, but he said hed like to hold off on replacing it.
