Standing water in the dishwasher. Water is not draining out. I cant pulled and forcing a drain and the drain pump sounded good but no water was blowing out. I inspected the air gap and it was plugged full of noodles and rice. I clean that out and then put it on Adrian cycle and the water drained out perfect. I showed the tenant how to clean out the air gap in the future if that happens again and called the owner to let him know as well. Everything works great now.

I started a load of towels and when it went to spin it started shaking and gave the unbalanced error and then filled and tried adjusting the load. When it is spinning, it sounds good. Im going to try replacing the damper rods. Installed all 4 new damper rods and tested. Washer is working great with a load of towels. Washer is now fixed."

I found a service bulletin for this exact problem and it says to update the software if it becomes responsive after power cycling. I updated the software and customer is going to use it and see what happens. If it does it again, we will need to replace the UI.."

"Washer isnt going into a spin. It stops at the spin cycle. I put through test mode. It drained great. No restrictions. But once I let it runs for awhile on a normal wash, there got you be a ton of excess detergent suds. At that point it couldnt drain at all anymore. I put some cooking oil in the tub and let it run for 10 minutes, and after all the suds were gone it drained awesome three times I did it. I took out filter and cleaned that. Pressure sensor works. Numbers decrease as it fills with water, and increase as it drains the water. Recommended affresh. Runs great now."

Appears that compressor is really hot and shut off. Found that all vents were clogged with dust so compressor would over heat and shut off then would cool down and turn back on so thats why it would appear to cool than thaw.Cleaned out dust on vents and since its in a tight cabinet suggested to pull out fridge a little bit so air could circulate better. Compressor is running and has good frost pattern. Is working good as im here.If problem continues it would be compressor failure and would need sealed system repair.

The house has a standard 40a breaker. I was able to get it to pop with 3 burners going and bake initiated when the broil element kicks on it spikes right to 40a and blows the breaker. I spoke with the Techline and this is expected behavior. They recommend the customer consult an electrician about their power supply issue. No repairs needed. I checked the elements they all were all within specs.

"I replaced the filter housing assembly. I dried up the cavity and found one other source of moisture from the seam between the bottom and sides in the lower LH side of the unit. The liner was bulged and you could squeeze out water if you pushed on the cover. I let the customer know they would have to perform a 3 day hard defrost to eliminate this moisture. It is possible the defrost drain/ice room is leaking behind the liner, but I could not see that. The fridge is now fixed. I also cleaned the drain duck-bill on both drains while the unit was pulled out."

"Dryer is making a loud squeal when it runs. Upon arrival and inspection I found a dryer that was black 50% and only had 11 miles an hour. One of the support rollers had locked up solid. I replace the failed roller as well as clean the cavity because it was full of lint because the vent is blocked. I tested it and it ran great had good heat and was quiet. I recommended the customer not use it till they get their dryer vent cleaned so that they dont cause other damage to the unit, Or cause a house fire. The dryer is now fixed. Customers concern is the dryer wont start anymore after it made a horrible noise for a couple weeks. Upon arrival and inspection I found the idler pulley had completely fallen off and the belt wasnt hooked up anymore. The unit was dirty so we cleaned it and then installed a new idler and it began to tumble and start great. We watched temperatures and they sort into the 250s before we shut it off. I cleaned the vent from the outside and the inside is this one was tricky. There isnt great airflow but temperatures look great it seems to cycle between about 112?F and 190?F. Upon arrival and inspection I found that there was heavy buildup in the orifices and the burner caps needed to be cleaned. I educated the customer on how to do this herself going forward and cleaned all four burners and tested them. I also adjusted all four burners as they all seemed a little too low intended to want to blow out. The range is now fixed.

"Found that the GFI outlet that it is plugged into is tripping and will cut power to washer. I ran test and quick cycle and all functions are working good and completed whole cycle no issues. I did find that there was hair and gunk that was breaking the door seal and had a small drip in front of door on bottom. I cleaned that and no leaks. Im thinking the GFI outlet is weak so i moved the washer to the outlet next to it to see if it keeps tripping because washer seems to be working good and no issues.I did find as previous tech, that there is a lot of suds when I was testing and i did not add any soap. Less soap needs to be used.Washer is working good as I am here.It is the same washer that PR worked on."

Dishwasher wasnt draining. When I got there I put it on a drain cycle and it drained out great. But I took apart the whole sump area and cleaned out each individual part and then made sure there was no debris by the impeller for the pump. The pump sounds great. I sucked all the water out of the sump area and then disconnected the drain line and put it into my wet vac and ran the dishwasher twice and drained it twice and it drained grade each time. I made sure there is no restrictions going into the garbage disposal and then reconnected the drain line and then ran two more cycles and canceled them and drained it and both times it drained perfect.
