I defrosted the evaporator and then replaced the defrost heater. Unit is working great.

"Range top all the burners wont ignite. The switch manifold is loose and it is missing knobs and hardware. The oriface holders all have broken screws and are not properly seated to the deck. Using the range in this state is not safe. There was only one burner that I could get re-seated so it could be used, the LF. It has a broken bolt in it but was not bent to the point that it would not seat. I recommend the tenant only uses the LF burner to prevent possible fire or explosion. This unit would need the whole gas system rebuilt on the cooktop, including all the hardware. Please send a report to the owner.; saved tckt"

The washer would not drain. I vacuumed out the water then removed the drain filter. The filter was plugged up with all kinds of stuff. I tried it again but it still would not drain. I removed the drain pump and found the impeller was stripped and bad. The bottom of the hose and the bottom of the tub is full of rug backing. There is no way for me to clean it out. I removed the drain pump and advised the customer at this point it would be cheaper to buy a new washer.

"The customer said when they use the bottom oven the gfi outlet will trip. Works fine with the cooktop and upper oven. I removed the oven bottom and found the ignitor was replaced and they must have used plastic wire nuts. The wire nuts had melted so the bare wires were grounding to the burner tub. The wires burnt a small hole in the tube. I was able to fix the hole. I replaced the ignitor and then tested the lower oven. Now its working good.

Unit wasnt cooling. Was pulling -15/-20 low and staying around 70/89 high. Meaning mostly a restriction. Cut the filter dryer from the cap tub. Pressured to 100 and was getting good air flow from the filter/condenser but through the cap tub is week. I cut out 4 inches but still no pressure. Went up to 200 psi and then it cleared; I could hear the debri clear. Rebrazed the filter to cap pressure test for leaks all good. Vacuum and recharged. Stayed for 10 minutes went from 78 degrees in freezer to 66. Unit is starting to cool.

"Customer complaint is, CONDENSATION COMING OUT THE TOP LOOKS LIKE A SEAL/GASKET ISSUE. Customer said at the end of the cycle theres moisture on the top of the door on the left side. Inspected and tested. Door seals look good and door is closing perfectly. I ran dishwasher for almost 30 minutes and it was completely dry on top and around the door. The dishwasher is not mounted very straight or level because of the cabinets and counter tops not being level. I tried straightening it out and leveling it, but cant do much with the opening not being square or big enough to adjust anything. The dishwasher really should be tipped back further, but cant because its hitting the counter top. This is the best its going to be with the way its mounted."

The customer complaint is the dryer takes a long time to dry. I did a air flow test from inside and the air flow is poor. I went outside but the dryer duct cover is to high up to access. I set the dryer to time dry and high heat then took temps. The high heat got to 158 and it took a long time to get there. It then took a very long time for the temps to come down. I went outside to check the vent cover and found its higher than 8 feet and it was open but I can see it has a birds nest inside. I advised the customer to call someone to have the dryer duct cleaned.

I tried cleaning and sucking out the pressure switch tube and could appear to be blocked, because when using the vacuum I feel no suction from other end. Its small white plastic tube fitting that goes 90 degrees into sump and no way to pull it out without splitting the bottom base all the way off from the wash tub?The sides and bottom is all one chassis and screwed in from the inside of the tub that holds it in place. Seems like a massive job. I called tech support and got disconnected twice when trying to speak with them.
