"Freezer is 35 and ff is 57. Found a door must have gotten left open, because there was a TON of rime frost built up on evaporator. I got the evaporator panel off, and was going to put the freezer into defrost mode but it just happened to go into defrost. Heater and bi metal are good. Used steamer to steam all the frost off of the evaporator and evaporator fan to give it a fresh start. Told tenant 24 hours to get down to temp. Working great now though.

The door handle was not loose. The part that is loose is the glued on metal frame around the outside of the glass. I advised the customer its not covered. The light bulb was broken off in the socket. I got the broken piece out and installed the new bulb the customer had. The customer said hot air is escaping from the door. The door seal is good and the door shuts good. I cleaned around the door seal and made sure the oven is working.

Had to figure out which igniter goes where because it was a sub part number and is a little different once I figure out the wiring now unit is working properly. I explained sometimes it will keep lighting till it knows its ignited. When the igniters wear cold it took one minute for the igniting to stop once the igniter was warm. At the end its lighting every time no issue. Might because the igniters are warm or took the module a little bit to learn.

The first time it drained we got excess suds coming out of the air gap, and running down under the sink, onto the gfci. After draining and filling it six times, and scooping out the initial suds, and using olive oil, it runs great now. Also had to disconnect drain line and clean out, so that it could drain better. Recommended finish detergent."

"Dishwasher has been sporadically leaking for the past year. Found a bad lower spray arm, and mineral deposit built up on door gasket. Mineral deposit under float assembly. Ran it for an hour, no leaks. Can see the lower spray arm is the arm which has gears that can sometimes bind up. Customer is going to order new spray arm, and clean off door gasket. Between now and when spray arm arrives, it dishwasher starts leaking he will open the door and see what position spray arm is in. Then will close it and open a minute later and see if its still in same position. I also recommended a dishwasher cleaner to get deposits out, since they didnt have a water softener for a year."

"Customer complaint is, NOT HEATING. Inspected and tested. Vent is disconnected from the back of dryer and has been like that for a long time because theres a ton of lint behind the dryer. Also tenant says bats were getting in through the vent. Dryer runs, but no heat. I disassembled dryer and found the thermostat has failed. Quoted customer $324. to install new thermostat. Customer approved repairs. Installed new thermostat and vacuumed out inside of dryer. Reattached vent and tested. Dryer is heating great and cycling between 210F and 115F. Dryer is now fixed. Vent comes out on second story. I dont have service, so I cant call customer to collect. Also I would recommend customer have vent cleaned and install a new vent cover on the outside of house because its not shutting all the way and bats were getting in earlier in the year and tenant had a broom handle holding it shut so they couldnt get in. Tried to reinstalled but its busted out completely. Will need both front valves. Also one screw is stripped in the burner head. Will need to drill out stripped screw. The microwave plugs in to the oven which blows the fuse. Dont have a fuse to replace. Also customer just used the oven so its extremely hot and I cant remove the unit to test. Called tech line about this issue. They said if it continues to happen randomly it needs a new mag. They say it drains the amps then pops the fuse. They recommend replacing the mag and he said its not a bad idea to do the switches and holder also. "The customer said the washer is louder than before and does not spin the water out on larger than small loads. Today I found the baker was loose so it wobbles back and forth. The new wash plate was stuck on again. When trying to get it off the new wash plate cracked, it still works but would need to be replaced again. I removed the wash plate and found all the screws for the basket drive are loose. We no they were tight last time so they must have come loose. 2 of the 6 screw holes are stripped so the screws just keep turning. We filled the tub 1/4 way with water and even at 1/4 full the whole tub was hitting the ground. The first repair was very tough on this washer. For this to be fixed right the washer will need the 4 shocks, and new wash plate, a hub drive, the wash basket and probably a transmission. Please submit to warranty and then update the customer. Unit not cooling. Customer said all of sudden was warm and wouldnt cool back down. Verified complaint unit is not cooling at all. Found the compressor is running but not cooling. Explained to customer it is common for the compressors to fail. Explained the process on getting the compressor covered. Customer already has ticket number. Talked with Phil he is ok with using a compressor from my stock and reschedule customer. I let customer know if we need anything else for approval we will let him know but usually we can get it all cover for the customer. Customer approved the 660 additional to get the unit fixed. "Customer complaint is, HIGH PITCH SQUEALING. Inspected and tested. Found the idler pulley bushing was wearing out and was squealing. Customer approved repairs. The dishwasher does not drain and does not heat. I sucked the water out and found a chunk of rubber from the bottom door seal stuck in the drain hose. I then found the heater thermostat was tripped. I reset the thermostat and now it heats. I would need a heat and bottom door seal. It works for now so the customer will use it.

"Customer complaint is, AE ERROR CODE. Customer said they were having issues with the garbage disposal and plumbing underneath the sink when this happened. Customer replaced garbage disposal and fixed plumbing issues. Inspected and tested. Found a little bit of water in the sump underneath, but not enough to trip the float and give the error. I removed the water and started a heavy cycle and watched it run for almost 30 minutes and it never leaked. I think the problem was with the garbage disposal backing up. Otherwise dishwasher is operating normal now."

"Customers dryer isnt drying completely. Tested air flow out side is 12 mph. Removed the vent from the dryer and was getting only 18. Mph which isnt good. Disassembled dryer and found a bunch lint build up next to the blower wheel. Cleared out all lint. checked heating element thats good also. Cleaned up rollers and idlers. Reassembled unit tested getting 24mph out the unit. Customer wants the vent with 4inch venting she had the the box for tight space. I let customer know it will sit out a little she was ok with that. Installed duct elbows and tested out side getting 18MPH. Unit is now working properly.
