I tried to defrost the drain but it was plugged. I pulled the fridge out in mg pad and removed the duct bill grommet. Water started to flow right away. "Customer complaint is, WASHER NOT SPINNING OUT VERY WELL. Customer said about half the time its working, and the other half its not spinning out all the way. I removed the drain filter and found a wood stick from the swabs that they use. Cleaned out filter and ran washer through a rinse and spin empty and it worked great. I started a rinse and spin with a blanket and it worked great. I ran washer through a complete heavy duty cycle and it worked perfectly. I think the stick in the drain pump must have been the problem."

The customer complaint is the freezer temp fluctuates and she gets frost on the stuff. The customer had a thermometer in the freezer and fresh food section. The freezer showed 0 and fresh food was 40. I took temps of the freezer and after I opened the door the temp was 8. I left my thermocouple in there for 20 minutes and both her thermometer and my meter read 8.5. I noticed the fridge was low in the front and the freezer door would not close quickly. I raised the front wheels a lot so this fridge leans back and the doors shut faster. I advised the customer because of the automatic defrost the temp fluctuations is normal when you are watching thermostats. I found nothing wrong with it.

"No one is home for me to verify what is going on with the dryer. The only know what I had said. They are getting airflow fault code. I tested the air flow with my hair for tester and tested not good for electric dryers. I ran the dryer. Hi, hes with a thermocouple down the duck housing and a high heat the dryer gets to 190 and the low was 140. I disconnected duct on the back of the dryer and my high heat temperature now was around 178 hello was around 130. The only saved fault code was for plugged vent. Im going to advise the duct get cleaned."

The tenant was here at the unit. The tenant said the dryer will run for 5 min then shuts off and says the filter needs to be cleaned. They said the filter will be 100 percent clean and it still does it. With my air flow meter the air flow is poor for electric dryers. This is a electric dryer. The customer said the lint only builds up half way on the lint screen. I took temps on high with the vent connected the high heat would get up to 183. With the vent disconnected the high heat was around 171. Im going to advise the management to have the ducts cleaned. The dryer is working as it should.

"The tenants were not here so I could not ask and verify the error code they get. I put into diagnostics and the first code that came up was F4E4 and that for L2 Line voltage error. I checked voltages and they are good. These units will not get 220 or 240. Testing at the terminal block Across l1 and l2 I get 217, across l1 to neutral I got 120 and across L2 to neutral I got 120. I ran the heating test and it all passed. I ran the dryer on high heat and the temp was within range, the high was 154. According to the tech sheet its a voltage issue. "The customer said the dryer is making a loud scraping sound and does not dry. I turned the dryer on and heard the metal on metal scraping. I took the dryer apart and found several problems. The front drum sealIs loose, one of the front rollers has fallen off and the drum is cutting into the front bulk head and cut right through it. The dryer is caked with lint and some of it is burnt,Im surprised it did not start a fire. I added pictures to document it all. It will need several parts for the repair and I will need to spend a lot of time cleaning all the lint and just cleaning the parts. I need to glue the front seal back on, replace the front bulk head. The customer said the dryer is loud and sounds like a bearing. I started the dryer and right away it was loud and sounded like aiming was in the blower. I took the whole thing apart and I found nothing. The blower was clean and the blower is not loose or broken. The rollers look good and the older was good. I put it back together and it sounds normal. I open the door and closed it then tried it 5 times. I put my jacket in the dryer and it sounds fine. The customer had a blanket for me to put in the dryer and it still sounded normal.

I pulled off kickplate and felt cold draft so during this cold spell we had I am pretty certain that the drain line froze and that was the reason and now that its warmed up thawed and now drains. Tested other functions and dishwasher is working good.I advised that when we have cold spell again to pull off kick plate and leave doors open and have small fan to circulate air. "Unit isnt cooling. The freezer just got warmer over a couple days. Started with soft ice cream now room temp. Checked for error codes and nothing would pop up. Im he fridge is getting warmer also. Its at 50 degrees now and the flex coil is room temp. Removed the panel over the control to look at the inverter board to see if the light is reading good which it is. Its solid red which mean it thinks the compressor is operating correctly. The compressor is louder then normal sounds like a small diesel engine. Found that all the fans and mechanics are operating correctly. Tried to force cool and still had no cool issue in the freezer the compressor did get a little louder also. Unit has a sealed system issue. Either with a leak, restriction or a bad compressor. Will need sealed system diagnostic and work"

Let customer to keep a eye one it and see what they have plugged in on the same outlet and if there is a certain setting that it trips on. If it does get photos of what setting and where it stopped. If it continues to happen might be an electrical issue
